The Plan Commission signed off on changes to a $230 million Near West Side development that will increase its number of affordable housing units to 123, or 30% of 406 total units.

The Chicago Plan Commission (CPC) reviews proposals that involve developments, lakefront protection ordinances, manufacturing districts, industrial corridors and tax increment financing districts. It also reviews proposed sales and acquisitions of public land, a city website says

The CPC consists of 23 members, including mayoral appointees approved by City Council, but currently has 3 seats vacant. Its chair is Laura Flores and vice chair Andre Brumfield. It was established in 1909. chicago.gov/city/en/depts/…

During their last meeting on Aug. 17, The CPC approved an expansion of the Black Hawk’s Fifth Ward arena, a development that will demolish The Royal George Theater in Lincoln Park and another that will repurpose the former Charles Warrington Earle School into affordable housing.

One is an application from Lake Fee Owner, LLC to construct a 415’ tall, 406 dwelling-unit building located at 222 N. Halsted St., 800-818 W. Lake St., 801-811 W. Fulton Market and 224-232 N. Halsted St.

The other agenda item is an application from Dom Acquisitions, LLC to construct a 4-story building with 14 residential units at 6521 South Blackstone Ave. Here’s a link to the agenda.

The commissioners approved a vote to defer the second agenda item, regarding Dom Acquisitions, LLC, to another CPC meeting.

The applicant, Dom Acquisitions, LLC, requested the deferral. It will be discussed next on Oct. 19, 2023.

Now architects, attorneys, and other professionals working with the developer Lake Fee Owner IL, LLC are speaking to the commission on behalf of its proposal to rezone and develop a downtown property near Fulton Market.

Apparently the high rise, if approved and built, would provide 123 affordable housing units. The project's budget is $230 million and would create an estimated 300 temporary construction jobs and 12 permanent jobs.

One person, Butler Adams, has decided to speak in favor of this item. The only drawback, he said, is that the current shade of the facade blends in too much with the surrounding buildings and should have a gold tint instead.
