@cledocumenters @signalcleveland A little history on a couple of the buildings on today’s agenda. Item #1, the Caxton Building was established in 1903 and is a landmark building with contemporary and custom workspaces for growing businesses located near RocketMortgage and Progressive Field.

@cledocumenters @signalcleveland After discussion about safety of the signs, traffic light, and “gotach cameras” on the corner, the commission members approve agenda item #2.

@cledocumenters @signalcleveland Next on the agenda is item #3, siding and windows for properties located at 3007 Ripley Rd. in the Ludlow Historic District represented by Cindy Amato with Joseph’s Home Improvement.

@cledocumenters @signalcleveland Committee members discuss issues with property owners not properly getting permits for interior and exterior work on homes in this neighborhood to protect the historical designation of the homes.

@cledocumenters @signalcleveland The properties on today’s agenda are listed as historic districts and buildings on the Commission website. Check it out here: https://planning.clevelandohio.gov/landmark/landlist.php?first=a

@cledocumenters @signalcleveland Commission members approve motion to reject the application for certificate of appropriateness of agenda item #3 due to current windows have to be restored to original condition and current siding needs to be changed to aluminum.

@cledocumenters @signalcleveland Commission members discuss purpose of permits for construction work and need to educate the public on the permit process. There will be additional communication with the property owner to bring the case back before the commission.

@cledocumenters @signalcleveland Next on the agenda is Concept Plans and first up is Case 22-099 Ohio City Historic District which seeks an addition and site improvements to property located at 4211 Franklin Blvd. Presenting for the property owner is Tyler Rice with TWR Architecture LLC.

@cledocumenters @signalcleveland The project has gone twice before the Ohio City Historic Design Review Committee which had a couple of recommendations pertaining to materials, location, and parking/garage. http://www.ohiocity.org/local-historic-design-review

@cledocumenters @signalcleveland Commission Member Michele Anderson says the project does not conform to the compatibility guidelines of the Secretary standards - it can be distinguishable but not glaringly different. Otherwise, the project interferes with historic designation.

@cledocumenters @signalcleveland Property owner, Jeff Zelmer says there has been a significant investment in the project including getting over 90 cats out of the structure. Zelmer asks what can be done to make the project design acceptable.

@cledocumenters @signalcleveland Commission Member Robert Strickland says the compliance issue pertains more to the “addition” which is not compatible. Commission member Anderson refers the property owner to the commission’s website.

@cledocumenters @signalcleveland Commission staffer Karl Brunjes will reach out to Zelmer to design a plan that will move the project forward.

@cledocumenters @signalcleveland Next on the concept plans portion of the agenda is case #22-100 Mall Historic District which seeks revisions and expansion of the Cleveland Convention Center.

@cledocumenters @signalcleveland There are a lot of design changes proposed for this project that are presented by the tag team, Stacey Brown with TVS design and Anne Hartman with Moody Nolan architecture firm.

@cledocumenters @signalcleveland Administrator, Allison Hennie with the Downtown Flats Design Review Committee discusses design proposal during prior meetings with the convention center project team.

@cledocumenters @signalcleveland Commission member Strickland asks whether a study has been done with respect to bird strike and Ellis Katz says the project team will look into this.

@cledocumenters @signalcleveland Learn more about the proposed expansion of the Cleveland Convention Center by attending the meeting with the project team and the Downtown Flats Design Review Committee on Jan. 5, 2023.

@cledocumenters @signalcleveland Words and terms of the day: distinguishable, glaringly different, and bird strike.

@cledocumenters @signalcleveland According to Karl Brunjes, at the beginning of the new year, everything will be done in house by the Landmarks Commission - it will no longer be relying on local design review committees. This will allow design and zoning issues to be caught early.

@cledocumenters @signalcleveland Correction: the 90+ cats were removed from a nearby structure, not property owned by Zelmer.

@cledocumenters @signalcleveland Correction: Local review design committees will be coming in house to the Landmarks Commission, so community development corporations will no longer be administering design reviews.
